Port Authority NYNJ

Twenty four additional duty-free and food hall brands are coming to Terminal 8 at John F. Kennedy Airport (JFK) in the coming months. The selection means that all leasable space has now been awarded as part of the terminal expansion which includes a $125 million commercial redevelopment program.

The selection was made by the owner, the Port Authority of New York and New Jersey (PANYNJ), and American Airlines, T8’s operator, in partnership with retail developer Unibail-Rodamco-Westfield (URW) which operates 66 shopping centers in 11 countries. The aim is to bring a mix of local businesses, luxury brands, and some first-to-airport concepts to the New York hub.

An example is the Boroughs Food Hall, operated through a joint venture via Mera, the airport and cruise restaurateur. New York City-based Tsion Enterprises, Food Cycle from Texas, and Massachusetts-based South River Partners will deliver cuisines spanning local dishes, street food, upscale dining, healthy options and comfort food, all under one roof.

Avolta, the duty-free operator at T8, is adding a collection of luxury boutiques that will replicate an open-air shop environment inspired by NYC neighborhood shopping and markets. The retailer’s North America president and CEO Steve Johnson, commented: “This is a pivotal moment in JFK’s evolution so it is an honor to be selected. This expanded partnership (at T8) will allow us to design a world-class travel experience across all lines of Avolta’s business.”

Luxury retail will feature strongly in JFK T8

Under its pre-existing Dufry branding, Avolta has a string of retail concepts lined up. In addition to luxury boutiques for Longchamp, Marc Jacobs, Lacoste, Boss, Tag Heuer, Breitling and Montblanc, plus Avolta’s own Suncatcher designer sunglasses store, will be:

  • W. 12th St. Market – The store, inspired by New York’s Meatpacking District, will sell products from local artisans, souvenirs, gourmet food, liquor, and tobacco
  • Beauty on 5th Will feature luxury boutiques from perfume and cosmetics brands like Dior, Lancôme, Estée Lauder, Kiehl’s, La Mer, YSL and Charlotte Tilbury
  • The Park @ T8 This unit will be an upscale mix of fragrances, skincare, confections, and premium wines and spirits
  • BKLYN Shopping A compact walk-through selling typical duty-free staples
  • The Connoisseur Collection Dedicated to high-end liquor and tobacco products and including T8’s very own speakeasy called Blinded Tiger, a nod to New York’s best ‘hidden’ bars and a first for JFK.

Also present will be The Collection, selling fashion jewelry and watches from brands like Swarovski, Norqain, Oris, Citizen and Bulova, and a pre-loved store selling upcycled luxury leather goods and watches.

Other partners at T8 include The Nourish Spot from Queens, New York-based Sullivan Hernandez Group which operates ACDBE-certified airport retail services, and Florida-based Tarra Enterprises, another airport retail veteran.

The Port Authority’s executive director, Rick Cotton, said: “Terminal 8’s new line-up featuring food and beverage (F&B) and shopping from around the region will create an experience that is uniquely New York.” Chairman Kevin O’Toole added: “We are developing airports that express the creativity and vitality of our region through concessions, art and architecture.”

JFK has been in transformation mode since January 2017, when redevelopment plans costing billions were announced. Retail is core to the revamp to improve the previously poor passenger experience. The plan includes the $9.5 billion New Terminal One where duty-free will be anchored by Duty Free Americas; a new $4.2 billion Terminal 6 which will connect with T5 on the airport’s north side, and the $1.5 billion expansion of Terminal 4, which was completed in 2024.
